Capital Rent is looking for an exceptional Property Manager to provide high level support for the operation of high-quality rental buildings. The Assistant Property Manager will work alongside the Property Manager and provide assistance with all facets of property management. Candidates should have excellent communication skills, attention to detail and demonstrate excellent customer service skills.

Job Responsibilities:
The Property Manager will be responsible for some (Junior profile) or all (Senior profile) of the following:

  • preparation and coordination of bid proposals and service contracts
  • organization of regular property inspections
  • participation in performance oversight of all service contractors that perform contract services
  • checking the building management at properties
  • operating computers programmed with database software to record, store and analyze information
  • ensuring invoices are processed in accounts with appropriate back-up and according to established procedures
  • coordination of tenant move-ins and move-outs
  • overseeing maintenance of work order and purchase order systems
  • updating and maintaining office procedures in the property Operation’s Procedure Manual under the direction of the manager
  • drafting and distributing memos, notices and other correspondence to tenants and vendors
  • responding to all communications within a 24-hour period
  • responding to tenants’ complaints and following up on nuisance issues with residents
  • tracking all move-outs while coordinating with the Resident Manager on any damages and key returns
  • conducting business with the highest personal, professional and ethical standards at all times
  • performing or assisting with any operations, as required, to maintain workflow and meet schedules
  • participating in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain a high level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines
  • ensuring all safety precautions are followed while performing the work
  • following all policies and standard operating procedures as instructed by management
  • performing any range of special projects, tasks and other related duties as assigned.

Requirements:

  • spoken languages: Dutch, French and English. The candidate must be able to write 2 of these languages
  • high school diploma or GED equivalent; Bachelor’s degree preferred
  • minimum of 2 years’ experience in Brussels residential rental property management
  • previous experience with Microsoft Office Suite
  • excellent verbal and written communication skills
  • self-motivated to learn and acquire new skills
  • successful candidates should possess excellent problem-solving skills.
