Capital Rent est à la recherche d’un gestionnaire immobilier hors pair pour fournir un soutien de haute qualité aux opérations immobilières locatives de haut standing. Le gestionnaire immobilier travaillera aux côtés du directeur immobilier, qu’il épaulera dans toutes les facettes de la gestion immobilière. Les candidats doivent posséder d’excellentes compétences en communication, le souci du détail et de grandes qualités en termes de service à la clientèle.
Responsabilités professionnelles :
Le gestionnaire immobilier est chargé d’effectuer certaines (profil subalterne) ou toutes (profil principal) les tâches suivantes :
- Préparer et coordonner les propositions d’offres et les contrats de services
- Organiser des inspections régulières des biens
- Participer à la supervision du rendement de tous les prestataires de services qui effectuent des services contractuels
- Contrôler la gestion immobilière sur place
- Utiliser des ordinateurs programmés avec un logiciel de base de données pour enregistrer, sauvegarder et analyser des informations
- Veiller à ce que les factures soient traitées à la comptabilité avec le back up approprié et conformément aux procédures établies
- Coordonner les entrées et sorties de locataires
- Superviser le suivi des systèmes de bons de travail et de bons de commande
- Assurer, sous la supervision du directeur, la mise à jour et l’entretien des procédures de bureau dans le Manuel des opérations et procédures
- Rédiger et distribuer des mémorandums, avis et autres correspondances à l’attention des locataires et des vendeurs
- Répondre à toutes les communications endéans les 24 heures
- Répondre aux plaintes des locataires et effectuer le suivi des problèmes de nuisances avec les résidents
- Procéder au suivi de toutes les sorties de bail tout en coordonnant avec le directeur résident les dégâts éventuels et les retours de clés
- Mener les affaires en tout temps dans le respect des normes les plus élevées en matière de conduite personnelle, professionnelle et éthique
- Effectuer les opérations nécessaires ou y contribuer en vue de maintenir le flux de travail et de respecter les délais
- Participer à toutes sortes de réunions et de groupes de travail destinés à intégrer des activités, soulever des questions, obtenir des autorisations, résoudre des problèmes et maintenir un niveau de connaissances spécifique en matière de nouveaux développements, d’exigences, de principes et de directives règlementaires
- S’assurer que toutes les mesures de sécurité soient suivies pendant l’exécution des travaux
- Respecter tous les principes et les procédures opérationnelles normalisées selon les instructions de la direction
- Réaliser tout type de projets, tâches et autres travaux connexes tels qu’attribués
Exigences :
- Langues parlées : français, néerlandais et anglais. Le candidat doit être capable d’écrire dans 2 de ces langues
- Diplôme de fin d’études supérieures ou diplôme d’enseignement général équivalent, avec une préférence pour une licence
- Minimum de 2 ans d’expérience dans la gestion de locations résidentielles à Bruxelles
- Expérience préliminaire avec la suite de Microsoft Office
- Excellentes compétences orales et écrites
- Désireux d’apprendre et d’acquérir de nouvelles compétences
- Les candidats retenus devront posséder d’excellentes compétences en matière de résolution de problèmes
